When we receive your booking, we ask that you confirm your reservation by paying half of your balance due (including tax and,when applicable, additional fees). Please understand that we cannot hold specific dates for you without this initial payment. Reservations not confirmed with a payment within seven business days of booking may be subject to automatic cancellation.
Please understand that by putting your credit card information in our booking engine, you are giving us permission to charge you this initial payment from the card used to hold the reservation. If you wish to instruct us otherwise, please make a notation in the reservation request form.
For Reserved Nights: January 1 thru May 6, 2021: Because of the uncertainty of the present moment, we are waiting 48 hours to charge your card this first payment. Cancellations are not penalized during this this 48 hour period.
Your remaining balance is due one month prior to arrival. Final Payments more than seven business days delinquent without communication may also be considered a cancellation. Please communicate with us if you wish to make alternate payment arrangements. We will gladly work with you.
*If you have given us your credit card information, we will automatically charge the remaining balance on its due date on the same credit card. Please keep your credit card information current. When paid in full, we will send a detailed confirmation with more information about your cottage as well as driving instructions.
For Reserved Nights: January 1 thru May 6, 2021: Bcause of the uncertainty of Covid-19, we are waiting until 10 days prior to arrival to charge your card the 2nd half.
TAXES & FEES
Published rates are exclusive of 8.3% Washington State Sales Tax and 2% San Juan County Hotel & Lodgings Tax. These taxes will be added to your rent to arrive at balance due.
We gladly accept Visa, Master Card, Discovery American Express and personal checks. We have also arranged installment payment plans and will work with you so that you can enjoy a stressfree stay.
CANCELLATION & RETURN POLICY
Our reservations are on a "first come" basis. After your reservation is confirmed, others wanting your time are turned down and scheduled around you.
For cancellations made more than a month prior to your scheduled date of arrival, we will gladly return your deposit, less 10% (of your deposit).
Rents for Reservations cancelled less than 30- 15 days prior to arrival you will be charged a cancellation fee of 30% of rent. We will automatically refund 70% of rent and tax collected.
Once we are within two weeks of arrival, after we charge 30% Cancellation Fee, refund is based on our ability to re-book. We work very hard at re-booking for you. However, please understand that in this instance, there is a possibility that you will lose your entire rent.
Understanding the impact this pandemic may be having on your personal lives and plans, we have adopted a NO-fault cancellation policy for the following reserved dates: January 7 through May 6, 2021. If your reservations fall in this time period, we will ask for a cancellation fee that equals 4% of payments already charged or $40.00 (whichever is more). This covers our credit card processing fees.
Once we are already within 10 days of arrival when full payment is due, cancellation fee is 20% of your reservation (including taxes).
For Cancellations made within 48 hours of arrival, Cancellation is 100% of payment made. Returns are dependent on our ability to re-book. Hardship cancellations made within this time period must be submitted in writing.
We have the fingers (of our frequently and thoroughly washed hands) crossed that you will not have to cancel your well deserved time away.
No refunds for No Shows, Early Departures or Cancellations made within 48 hours of arrival*

CANCELLING MORE THAN ONE UNIT
Multiple unit bookings on the same dates are treated as separate bookings and cancellation fees will apply to each.
Multiple unit bookings consecutively booked are treated as one booking and cancellation fees will be calculated on the total cost of stay.
Cleaning fees and GRATUITY
We do not charge extra for cleaning nor do we add on automatic gratuities for our cleaning staff. Our staff comes before your stay to prepare your cottage for your DREAM stay. They come after you leave to clean. Because we hold our guest's "privacy" so dear, you will likely not meet any of them. However, they are the ones that go the extra mile for you. While optional, gratuities are always appreciated. We recommend $30/stay (regardless of length of stay) at our cottages. Our cleaning staff have heightened "clean and sanitize" rules that require even more care than usual. (Given that they are very conscientious and thorough even without the pandemic), please be generous.
EARLY BOOKING for NEXT CALENDAR YEAR & BEYOND
To accommodate requests by guests planning weddings, honeymoons, milestone birthdays and special anniversary celebrations, we accept early bookings for the NEXT calendar year from June 1st - December 20.
We ask for a non-refundable $40 deposit to Hold the reservation. This deposit will be applied towards the full deposit, due January of the reserved year. Bookings made beyond December 21st will be processed and confirmed on January 1.
To qualify for Early Booking, the reservation for ALL DREAM COTTAGES must be for 4 nights or more
